By the time asphalt fails visibly, water has already reached the sub-base beneath it. In Southeast Ohio that damage compounds fast — our freeze-thaw cycles run harder than most of the state, and a single unsealed crack lets water in to freeze, expand, and pry the pavement apart from underneath.

Every two to three years for most properties in Southeast Ohio. That timeline keeps the protective layer intact against traffic, spills, and freeze-thaw cycles before the underlying asphalt begins to dry out and crack. Heavier-traffic commercial lots may need a tighter schedule; we'll tell you which category you're in.

Crack sealing fills individual cracks with hot-poured rubberized sealant to block water from reaching the sub-base — it's structural. Sealcoating applies a protective surface layer across the entire pavement to guard against UV, oil, and water — it's preventative. Most properties need crack sealing first, then sealcoating.
Typically 24 to 48 hours for full cure, depending on weather. You can usually walk on the surface after four to six hours. Parking too early can cause tire marking or compromise the seal, so we'll give you an exact reopening time for your conditions.
